What to Budget for a Plot in Jhajjar: Indicative Rates and Charges

Start from the indicative per Sq. Yd. rate (about ₹45,000 at South City Greens, about ₹50,000 at South City 1 and South City 2), scale by plot size, then add the charges that actually apply. All rates are indicative and subject to change, so confirm with the team.

The short answer: budget from the per-yard rate, then add the applicable charges

To budget for a plot in Jhajjar, start with the indicative starting rate per Sq. Yd., multiply by your plot size (Cellular Realty plots run 90–180 Sq. Yd.), and then add the charges that actually apply to the project. As of 2026, the indicative starting rates are about ₹45,000 per Sq. Yd. at South City Greens and about ₹50,000 per Sq. Yd. at both South City 1 and South City 2. These figures are indicative and subject to change, so treat them as a starting point for planning, not a quoted price, and confirm the current rate with the Cellular Realty sales team before you commit.

The second half of your budget is charges. At South City 1, maintenance charges apply, while EDC/IDC do not apply and club and amenity charges do not apply. Other standard charges, for example registration and stamp duty and any applicable government levies, may still apply. We do not publish specific charge amounts here because they depend on your plot, the current schedule and prevailing government rates, so ask the team for the full, itemised cost before you pay anything.

Indicative starting rates, project by project

All three projects are DDJAY licensed plotted townships with plot sizes of 90–180 Sq. Yd. Here is what the indicative starting rates look like today, each one indicative and subject to change:

  • South City Greens (Sector 36 Jhajjar; DTCP 84 of 2026, RERA on registration): about ₹45,000 per Sq. Yd. This project is at prelaunch and not yet built out, so both the rate and availability are especially worth confirming directly.
  • South City 1 (Sector 36 Jhajjar; DTCP 82 of 2023, RERA HRERA-PKL-JJR-572-2024): about ₹50,000 per Sq. Yd.
  • South City 2 (Sector 37 Jhajjar; DTCP 98 of 2024, RERA HRERA-PKL-JJR-637-2024): about ₹50,000 per Sq. Yd.

A per-yard rate is the honest way to compare plots, because the total simply scales with the size you choose. The rate is your anchor; the plot size decides the outright cost.

An example total, so you can size your budget

To turn a per-yard rate into a rough total, multiply the indicative rate by the plot size. Using the 90–180 Sq. Yd. range, an illustrative outright plot cost works out as follows. These examples are indicative and use only the starting rate and the size range: they are not quotes, and they exclude the charges covered further down.

At about ₹45,000 / Sq. Yd.about ₹40.5 to ₹81 lakhIndicative, for a 90 to 180 Sq. Yd. plot
At about ₹50,000 / Sq. Yd.about ₹45 to ₹90 lakhIndicative, for a 90 to 180 Sq. Yd. plot

So a smaller 90 Sq. Yd. plot sits near the lower end of each band and a larger 180 Sq. Yd. plot near the upper end. Remember that this is only the plot: charges are separate, and if you plan to build, construction is a further cost you fund later. Eligible buyers can also finance an eligible purchase through bank loans from nationalised banks, which is worth factoring into how you structure the budget.

Past rate movement at South City 1: context, not a promise

One project shows how an indicative rate can move over time. At South City 1, the indicative starting rate was about ₹16,000 per Sq. Yd. in 2022 and is about ₹50,000 per Sq. Yd. in 2026. We share this only as past movement in one project’s indicative rate, for context on how a developing sector has been priced over a few years.

This is explicitly not a promise or guarantee of future returns. Past movement does not predict future prices. What a plot does next depends on the specific plot, your timing and market conditions, none of which are guaranteed, and rates can also stay flat or fall. Do not build your budget or your expectations around a repeat of that movement. Budget on today’s indicative rate, confirmed with the team, and treat any future gain as uncertain.

Charges at South City 1: what applies and what does not

Once you have the plot cost, the charges decide your all-in number. At South City 1, the position is clear on a few important items:

AppliesMaintenance charges. Other standard charges may also apply, for example registration and stamp duty and any applicable government levies.
Does not applyEDC/IDC (external and internal development charges); club and amenity charges.

Maintenance charges apply. Budget for maintenance as part of the ongoing cost of the plot.

EDC/IDC do not apply, and club and amenity charges do not apply. These are line items buyers often expect to see, so it is worth noting they are not charged here.

Other standard charges may still apply. Registration and stamp duty, and any applicable government levies, are set by government rates and your transaction, not by the developer, and they can apply on top of the plot cost. Because these depend on your plot and the prevailing rates, we do not state amounts here. Ask the sales team for the full, itemised charge schedule in writing, so your all-in budget reflects every applicable item, not just the per-yard rate.

How to build your budget, step by step

A simple way to arrive at a realistic number:

  1. Pick your plot size within the 90–180 Sq. Yd. range and confirm what is currently available.
  2. Apply the indicative per-yard rate for that project, confirmed as current with the sales team, to estimate the outright plot cost.
  3. Add the applicable charges. For South City 1 that means maintenance, plus registration and stamp duty and any applicable government levies. It does not include EDC/IDC or club and amenity charges.
  4. Plan for construction separately if you intend to build, since that is a later, additional cost.
  5. Consider financing through nationalised-bank loans if you are an eligible buyer, and factor the loan structure into your monthly view.

Confirm each of these numbers with the team before you commit, because the rate is indicative and the charge schedule is the authoritative source for what you will actually pay.

Realistic caveats, stated plainly

  • Rates are indicative and subject to change. Every rate above is a starting point for planning, not a quoted price. Confirm the current rate before you rely on it.
  • South City Greens is at prelaunch. Its rate and availability are especially worth confirming directly, since the project is not yet built out.
  • Charges depend on your plot and government rates. We do not publish specific charge amounts. Get the full, itemised schedule in writing.
  • Past movement is not a forecast. The South City 1 rate history is context only, not a guarantee of any future gain, and prices can also stay flat or fall.

Verify before you commit

Before you pay anything, do the standard checks:

  • Confirm the DTCP licence on the Haryana DTCP records: South City Greens is DTCP 84 of 2026 (RERA on registration); South City 1 is DTCP 82 of 2023, RERA HRERA-PKL-JJR-572-2024; South City 2 is DTCP 98 of 2024, RERA HRERA-PKL-JJR-637-2024.
  • Confirm RERA on the HRERA portal, matching the number to both project and promoter. Where registration is pending, treat it as pending and re-verify before paying.
  • Confirm the current indicative rate, plot availability and the full charge schedule in writing with the Cellular Realty sales team.

Budgeting for a Jhajjar plot comes down to two honest numbers: the indicative per-yard rate for your chosen project and size, and the charges that actually apply. Get both confirmed by the team and you can plan with confidence.
