Your Questions, Answered
What is the Deen Dayal Jan Awas Yojana (DDJAY)?
DDJAY is a 2016 affordable-housing policy of the Government of Haryana that enables licensed, well-planned plotted colonies with essential infrastructure. All our plotted townships are developed under this scheme, with DTCP licences and RERA registration where applicable, and bank loans available from nationalised banks.
Are the projects RERA and DTCP approved?
Yes. Each project carries its DTCP licence and, where registered, a RERA number, both shown on the project page. Approval and licensing documents are available for inspection at our Corporate Office.
Can I get a home or plot loan?
Loan availability depends on the buyer's eligibility and the policies of the lending institution. Bank loan assistance may be available for eligible buyers. Our team can guide you through the basic process and required documentation.
Where are your projects located?
Cellular Realty has developed and planned communities across key locations in Haryana, including Jhajjar, Farrukhnagar and Rewari. South City Greens is located in Sector 36, Jhajjar.
How do I verify a project's DTCP licence or RERA number?
You can cross-check both yourself. Confirm the DTCP licence number with the Directorate of Town and Country Planning, Haryana, and search the RERA number on the Haryana RERA (HRERA) portal to confirm it matches the project and promoter. We show both on each project page, and the documents are available for inspection at our office.
What does 'RERA registration confirmed, number awaited' mean?
For a newly launched project, registration can be confirmed while the formal RERA number is still being issued. Treat it as an interim state: ask for written confirmation of the registration status and re-check the HRERA portal before committing. The number is shown on the project page as soon as it is received.
What should I check before buying a plot?
Verify the DTCP licence, the RERA registration, the sanctioned layout plan (confirm your plot number, size and location), a clear title and mutation, the developer's track record, and the payment terms. Our downloadable Buyer's Guide walks through each step.
Is buying a plot better than a flat?
A plot gives you land ownership and the freedom to build to your own plan, and land typically appreciates with the location. In return it is less liquid than a ready flat and you manage construction yourself, later. The right choice depends on your timeline and goals.
