Living in Sector 36 Jhajjar Today: An Honest Look
Sector 36 Jhajjar is at an early stage. South City 1 is in possession-in-progress with no residents yet, and South City Greens is at prelaunch. Here is what exists today, what is still forming, and who the sector suits now versus who should wait.
The honest answer: an early-stage sector, not a finished neighbourhood
If you are asking what it is like to live in Sector 36, Jhajjar today, the honest answer is that almost nobody lives there yet. The sector is at an early, forming stage. South City 1 (DTCP 82 of 2023, RERA HRERA-PKL-JJR-572-2024) is at the possession-in-progress stage with no residents living there yet. South City Greens (DTCP 84 of 2026, RERA on registration) is at prelaunch and is not yet built out. So there is no mature, occupied streetscape to move into at this moment.
What does already exist is the practical groundwork on one side and an established city a short drive away on the other. At South City 1, all utilities are connected at the plot level and electricity is connected at the central level. And the day-to-day services that a family needs, schools, hospitals, markets, are already operating in nearby Jhajjar city, generally a few kilometres away. In other words, Sector 36 is an address in formation next to a district city that already functions.
What is on the ground in Sector 36 right now
It helps to separate what is operational today from what is still to come.
Both projects sit in Sector 36, which the Jhajjar Final Development Plan 2031 identifies as residential (along with neighbouring Sector 37). That gives the sector an official planning context. But a plan sets the intended direction, not the present reality. On the ground today, the sector is quiet: infrastructure at the plot and central level is being connected, and the wider neighbourhood life you would see in an occupied colony has not formed yet. Anyone considering Sector 36 should visit and see the current stage for themselves rather than picture a finished community.

This is the part that makes an early-stage sector more livable than a truly isolated greenfield plot: Jhajjar is a district headquarters, so the surrounding city already supports schools, hospitals, courts, policing and markets. These serve both Sector 36 projects, South City Greens and South City 1. You do not have to wait for on-sector amenities to reach basic services; they are a short drive away in the existing city.

The point is not that Sector 36 is already a serviced neighbourhood. It is that a family here would rely on established Jhajjar city for schooling and healthcare in the near term, while on-sector retail and services build up gradually. That is a reasonable arrangement for some households and an inconvenient one for others, which is exactly why the “who it suits” question matters.
Wider connectivity: what works now and what is still planned
Sector 36’s present accessibility rests on Jhajjar’s existing roads, the operational Jhajjar Railway Station and district roads, with the KMP (Western Peripheral) Expressway available in the wider region. Regional employment activity at Reliance MET City is also part of the surrounding growth story.
Some connectivity often discussed for this area is still in the future and should be treated that way. The Haryana Orbital Rail Corridor is under construction (target December 2029). The six-lane Gurugram–Jhajjar Greenfield corridor is proposed, with the NHAI evaluating three route alignments as of 2026, at the route-selection stage before a detailed project report. A 75-metre sector road is also proposed.
One caution on drive times: figures such as Gurugram in about 20 to 25 minutes and IGI Airport in about 40 to 55 minutes assume the proposed Gurugram–Jhajjar Greenfield corridor is built. They are not current drive times. On today’s existing roads (KMP Expressway and district roads), the journey is longer. Treat those shorter times as a future scenario, not today’s commute.

The absence of current residents, the prelaunch stage of South City Greens, and the still-forming on-sector retail are real limitations. Buyers who can tell the two apart, and who visit to check present ground conditions, are the ones best placed to decide.

Before committing, independently verify: the DTCP licence and approved layout; current RERA registration status; land title and ownership; exact plot dimensions and location; the total price and all applicable charges; current development and possession status; on-ground road access; and water, power, drainage and sewerage provisions.
